Divorce and the property market

The Australian Bureau of Statistics reports that there were 56,244 divorces granted during the 2021 year.

On a generalised simple approach this suggests assuming that one of the parties has to obtain alternative accommodation whether it be rental or purchase. Obviously a percentage will re partner and ostensibly reduce some of the demand for accommodation.

Regardless of population increase by immigration and the like the break down in relationships (exclusive of de facto relationships) indicates that in Australia there is a need for approximately an extra 50,000 units of accommodation per annum.

Accordingly, calculations of the amount of housing units needed per annum need to account for this demand including natural increase and immigration.
